There are several matters of interest here for both realtors and “would be” realtors Let’s start with education, followed by seminars, alliances and referrals. Finally, you will find an announcement and a link to my Real Estate Blog. Education I provide seminars, tutorials and individual instruction to students who are seeking registration in order to enter the profession. If you are interested in becoming a realtor then you should contact the Ontario Real Estate Association (OREA). You will find that you need to complete: Phase 1 (introduction and some basic math) Phase 2 (basic legal concepts and appraisal) Phase 3 (agreement of purchase and sale) It will be difficult to complete these three courses within six months. That is largely due to exam marking and scheduling. Even with fastracking five months is probably the earliest that might be expected. Legally, you will be obligated to complete these three courses within 18 months of your start date. I am going to recommend that you take Phases 1 and 2 by correspondence and Phase 3 in a classroom. Contact me if you would like to obtain a free copy of: - The 100 Steps to Success in Phase 1, and
- The 100 Steps to Success in Phase 2.
Let’s assume you have successfully completed these three courses. Your next step is to find a broker. You should interview several and don’t accept the first position that is offered to you. You’ll have many! Your broker will have to co-sign your application for registration to the Real Estate Council of Ontario (RECO). It will normally take 7 to 10 business days for RECO to process your application, and ass soon as you are registered you’re “in business”. You will then have a period of 2 years to complete three more courses: Phase 3 Commercial Real Property Law | One Elective | appraisal | | investment analysis | | mortgage financing | | property management |
During this period of time you will be working so you will have to take the courses so that they fit in with your schedule. Most of my tutoring and seminars are directed to Phase 1 students. By the time, students have successfully completed the first three courses and have been registered, completing the remainder of the program should be fairly straightforward. The “weeding out” takes place in the first two Phases. Seminars I have a series of seminars that are helpful to realtors who are just starting out. They are directed to: First Time Homebuyers Homeowners ~ Improvements that add Value How to sell your Home Recreational Properties Investment Properties Financing These seminars can be delivered in 45 minutes for a lunch and learn program, a one hour to two hour evening program or six hour day long workshop. If you would like me to assist you with such a program, please call. Realtor Alliances On the assumption that you are a new realtor, or one whose business is focused mainly in the field of residential sales, then there may be times when you could use some help. If you require some added expertise in a particular file, then you might consider some of my experience: Land acquisitions ~ assembly of large parcels Expropriations Committees of Adjustment Land Division Committees Designations under the Heritage Act Environmental Protection Act ~ Cleanups and Compliance Shopping Plaza Developments Investment properties ~ acquisitions and management Condominium Conversions Condominium Developments Recreational Properties ~acquisitions and tax issues Office developments Institutional property development ~ hospitals, schools and universities In addition, I have experience in most types of ownership arrangements from the very simple to the most complex. And, I have access to mortgage and equity financing to assist in real estate transactions. So, if you find yourself in a difficult position within your existing brokerage which may lack the necessary expertise, then please call and we can work together to establish an alliance that will allow you to participate in transactions that you might otherwise have to overlook. Realtor Referrals I am looking to establish a network of colleagues with whom I can work and exchange referrals. Mostly, I need assistance in “cottage country”. If you service a premium and desirable area, then I would be pleased to hear from you. Additionally, I am looking for referral business within the GTA with respect to residential, and a somewhat larger area when it comes to commercial.
